Wilmington NC continues to be a great tourist destination.
The dark clouds looming over the nation’s economy aren’t going to spoil the Wilmington area’s tourist season, say tourism officials and many businesses that depend upon beachgoers.
Sky-high gas prices might even work in our favor, at the expense of more distant destinations like Orlando. That’s because a large majority of summer visitors here are from North Carolina and neighboring states.
Even so, many property management companies are offering enticements, from $50 worth of gasoline to the addition of a full breakfast in the price of a room.

Realtors have something to be happy about in Brunswick County.
Brunswick County Realtors rallied Thursday to celebrate three consecutive months of gains in home sales over 2007 numbers, potentially a sign that the wounded housing market is on the rebound locally.
But UNCW economics professor William Hall said it’s too soon to tell. He also told the Realtors he has downgraded his previous forecast of economic growth this year in the three-county region from 4.5 percent to 3 percent.
Hall also said that actual growth in 2007 was 3 percent, rather than the projected 4.5 percent.

Here is a great story on a local WIlmington NC bank:
Going green is becoming easier as the options to do so increase. Sun Trust Mortgage offers a green, or energy efficient, mortgage through the Fannie Mae, FHA and VA programs, allowing individuals to upgrade their home’s energy efficiency and finance the cost.
“If you express an interest in an energy efficient mortgage, part of my pledge is that I triple check all information before printing, and I’ll email the customer versus faxing back and forth in order to conserve paper,” said Sun Trust mortgage planner Steve Rassin. “Additionally, we recycle all our paper, thereby saving energy and [environmental resources].”
Sun Trust’s energy efficient mortgages are available for new construction or existing properties.

This is an article that may answer some questions about Town and County Real Estate:
An odd sign was on display late last month at Weichert Realtors’ downtown office – Intracoastal agent Todd Toconis offered the building for lease or sale.
The odd thing is that Taconis sold Town and Country Real Estate, which had its office in the same space, to Weichert in January.
The display appears to be a sign of a deal gone bad.
In addition to Toconis joining Intracoastal in April, most of the other approximately two dozen other former Town and Country agents have also left Weichert, according to people who used to work there.
“They bought my business, but I wasn’t required necessarily to stay there,” Toconis said of Weichert Coastal Choice.
Toconis said that there was not a non-compete agreement between him and the owners of Weichert Coastal Choice.
Calls and emails seeking comment from Weichert Coastal Choice President and CEO Michael Patterson and a company marketing official were not returned.
“One of the reasons I sold, I spent a tremendous amount of time running a company, and I didn’t feel I had enough time to share between the two,” Toconis said, indicating his responsibilities leading a real estate agency and rental firm. Toconis started the rental management agency in downtown Wilmington in 1995 and opened Town and Country Real Estate in 1999, according to his bio on the Intracoastal website.
Weichert Coastal Choice has four offices in the Wilmington area, including an Oleander Drive location, a Southport office, an Ocean Isle office, and a corporate location.
Gene Bush, the former broker-in-charge of the downtown Weichert Coastal Choice office and Town and Country, has moved to the Envirian Real Estate office on Castle Street.
“Agents do that,” Bush said about his reasons for changing agencies. Bush said that no other agents from Weichert Coastal Choice had moved to Envirian yet.
With the hiring of Todd Toconis, Intracoastal is poised to move into the downtown Wilmington real estate market.
“We’ve always done a lot of business in downtown Wilmington, we were really excited to bring someone like Todd Toconis and his group, because they’ve been real successful in downtown sales,” said Jim Wallace, President of Intracoastal Realty. Wallace confirmed the hiring of four to five agents from the former Weichert Coastal Choice office.
At press time, Toconis had about thirty residential listings with Intracoastal, most in the downtown area and several at Bannerman Station.
Wallace also indicated that there will be a downtown Intracoastal presence.
“That will happen, we don’t have a timetable,” Wallace said.

If you are wondering how high you can get in Wilmington, check out this story:
City may loosen restrictions on downtown development
By Josh Spilker
If the city’s proposed public benefit matrix goes forward, five parking spaces could be worth 24 more feet of building reaching toward the sky above downtown Wilmington.
The city is nearing completion of a revision of the land development code for the Central Business District (CBD) that could provide height restriction exceptions or increased residential density for developers willing to factor public benefit into their projects.
One change in the latest draft of the code from March 25 is the expanded public benefits matrix, which allows additional building heights and increased residential density if certain public benefit features are incorporated within the structure.
“These benefits are desirable in order to help achieve the goal of con tinuing to develop a CBD and riverfront that are accessible to a diversity of citizens, as a place to live, recreate, and shop,” said Kay Graybeale, the planning director for the City of Wilmington. “These benefits also enhance downtown as a work environment.”

The Gateway in Wilmington is changing hands - will there be a development in the real sense? A local buyer will take over a controlling interest in the proposed riverfront Gateway development, project manager John Evans Jr. said this week.
Evans did not name the purchaser. Documents relating to the transfer of the 10-acre parcel near the Cape Fear Memorial Bridge have been signed, and other details are being finalized, he said.
Evans and lawyers for the estate of Danny Alvis had been reviewing offers from other potential suitors from outside the area. Court documents filed in connection with a lawsuit over ownership of the land indicate an unsettled financial picture surrounding Gateway, which is envisioned as a multi-million dollar mix of condominiums, shops and a restaurant.
